It’s really a wild market and variable options can cause flux in multiple directions like jobs report which you would think have been the opposite either way causes some confusion in predicting perfect storm.As a banker who funds a good number of investment purchases and primary homes each month I have seen a big drop and its over 1% on average in rates since June.

DSCR loans have MANY variables that can impact eligibility and those variables all vary from lender to lender.

The variable costs can fluctuate more year to year.

I think most important is the quality of the asset first and the other variables you change over time.

There are also interest only, or ARM options that help keep payments low/cashflow higher during a variable market.

However, past performance of appreciation is not necessarily indicative of future gains due to variables within each market.

Each property is going to have its variables throughout the city.
