A book I’m reading mentions “taxes” should be included in operating expenses but they don’t specify what type of taxes.All it says is “call your local county or look online at the county assessor’s page”No clue what that means, could someone clarify what taxes they’re referring to?

Tech marketing is gobbling up so much of Americas $, I don't think most have a clue. 

@Bennie Smith we get calls from investors all the time looking to "help us" with clients looking to offload their rentals.Funny thing is, most of the time these investors are:1) Wholesalers that will just waste everyone's time with lowball offers2) Flippers also with lowball offers3) Newbies that have no clue of value or have no funds4) Savvy investors looking to fleece our clientsRarely do we get contacted by someone actually looking to "help us".

So many send me deals and do not have a clue what they are talking about.

OkI see the same thing with people today overpaying for homes because they are getting seller financing and saying I have $5M in real estate and $6M in debt.The most successful people are the ones who you have no clue how many doors they have…

As retired CPA, I find it amusing to read tax advice from those who have no clue. 

You will not get a lot of responses on here for several reasons - too many questions, not a big enough pool of people to answer the questions, and most agents have no clue about what it takes to work with investors. 

I am thinking something like $5K, but I really have no clue what a typical fee would be.

Of course not, I have 25k in reno, and it DOES comp at about 120k, and will rent for 1600.  2nd YES, most wholesalers are clueless not a clue what they are selling.

Not having a clue, I thought at first that I hit a jackpot.
