But that is the very reason that I try to, best I can, keep a detached demeanor with them because I never want a tenant to think that our primary relationship is anything more than landlord-tenant (or lessor-lessee, from the other thread, or my favorite "God of Thunder, Overseer-serf" ;)  ) in case it goes somewhere that requires unpleasantness.

You can deny them because they were unpleasant and they would have to show tax records on the business, or you can deny for not having an income.

They range from the tenant looking his marbles completely and putting a bullet through his brain, destroying his credit and his chances at getting Section 8 by refusing to move and going through an eviction, disappearing in the night and leaving all of his stuff in place including the 60 pounds of readymix Quikcrete he put down down the basement clearout as a parting gift.Anything that allows a tenant to divorce himself from unpleasant realities that will eventually come back to haunt them is not a good thing.

I don't know the laws, but I would hope that you would eventually be able to recover all lost rent if you were genuinely dealing with the maintenance backlog as fast as you can.This sounds like a really unpleasant situation and I'm sorry that you had to deal with it this soon into your REI journey.
