Nouveau Riche is the same even though I don’t think it is a true pyramid (not too sure though) they get you interested by advertising “RE investor looking for apprentice: 20,000.00†If you take the ad at face value one would be led to believe the “investor†was going to pay you a salary to help him with his business and teach you the ropes.

Additionally, while rates aren't historically bad right now, they are higher than 4-5 years ago, and they will be even higher for you as an investor than they were as an owner occupant, which is what you were when you bought originally.I get that you are anxious to add to your portfolio, but that could be achieved without touching your first golden goose.Sometimes on BP, the push is to leverage every last spare penny, but that can be a risky game as the markets shift.

It seems like there’s an opportunity here for the right buyers who still believe in BRRRR.Curious to hear from those who’ve been in the game longer—do you still do BRRRR, or did you pivot?

Is this true, and if so should I consider this now or wait until I have a few properties I can put into it?
