I just feel much more comfortable with it being proximal enough to make a quick trip, say once a quarter as needed.Caution with the statement: "acquiring a park is hard, management is easy." 

Buying in small towns can also limit you access to trades or they charge you more for the trip. 

The only thing we suggest to our guests is if they are able to start the dishwashwer before they leave it is helpful to our cleaners, but otherwise just lock the door when you leave and have a safe trip home.

Also, I am just not sure how many people are doing road trips in the winter (I would and should do more), but not sure everyone loves the snow and winter like I do.

I advise everyone I talk to about remote investing to take your time and take a trip to see who it is you'd be working with before you start buying.

distressed properties do occasionally hit the MLS at a good price, but not very often.my second real estate purchase was out of state, it was just a cosmetic rehab and i had to make several trips up to corral everything and get it rent ready.
