I mentioned before that N/Ps are sensitive to their turf, don't duplicate services or you can gain an enemy instead of a supporter, stealing their clients threatens their funding and purpose so tread carefully.This is the first hurdle getting into this niche area, after identifying those to be served and your mission, you need to know the other service providers and develop a working arrangement.After the ducks are in a row, you need to address financing.

Just based on what you said I would sell now and cash the equity out at the peak of the market.Then take the cash and invest elsewhere where you can stretch that currency to get the most bang for the buck.This would be better than treading water.You might have NOI now but if the market collapses and other owners are having a hard time meeting debt service rents will fall fast and there goes most of your NOI.Some people say people get LUCKY when they sell.For astute investors it is not about being lucky but analyzing the market for cycles.EVERYTHING CYCLES.The only question is how long each cycle will last before changing.For that you look at a bunch of metrics to make the best educated guess.

Another issue is drug usage, sale or manufacturing are sufficient grounds for an automatic termination, in fact here, it's an immediate set out but the landlord will need to prove it.You do have the right to enter for repairs, treading lightly on the tenants right to quiet enjoyment, but things can be miserable to the point of a tenant wanting to break a lease too.The story of an Executive Director of a housing authority property is true, where he removed the front door to make repairs to it and the tenant left.

He also mentioned you help the middle class then they go buy tv's,cars etc. and it drives the economy.My problem with this statement is that he said we lost 9 million jobs in the recession and hired back 4.5 million.The problem is the QUALITY of jobs that people lost and the jobs they had to take as a replacement are nowhere near each other in income levels.I would venture a majority of the new jobs are low income where you tread water paying the bills .In this case consumers will not have much discretionary income to spend on extras to drive the economy.
