you just need and equity partner... then you two strike whatever deal suits the both of you.these things are fluid  not set in stone and each has their own deal structure.. its the fun part of real estate.however the first lien holder may require your equity partner to go on the loan with you.they may not accept a 80  10 and 10 deal.... in the old days it was perfectly fine.. but now not sure@Chris Mason  is there 80  10 an 10 product out there are these being done in the investor arena

@Alex Capozzolo for Facebook advertising I believe the budget should be very "fluid" depending on your outcome.What I mean is that first you invest a little, check out the results and if you like the results, spend more.If you don't like the results tweak something, spend a little and analyse until you get the results you want.If you're making money with your advertising, then find out a way to be able to spend millions of dollars (step by step).In the beginning, you can see if something is going to be worth it for around $100 (depending on your local area this budget may vary).If you like the results, keep spending that much until you close the deals.Once you have cash the checks, increase your advertising budget as much as possible (gradually), so you make as much as possible.Isn't it addicting???

But some homes may not function as well as a 4 bedroom if it’s not fluid, it’s an awkward location, sqft of the house doesn’t support it, etc., and if your target audience or buyers in your neighborhood are middle/upper class, own their own business and need an office, etc., they may desire that more and comps will reflect that.Most MLS listings categorize offices/dens/bonus rooms all together and is often overlooked or missed on Zillow, Redfin, etc.

If this had been built correctly, then the exterior face of the blocks would have been coated with a fluid applied waterproofing to seal the blocks.
