I believe most of these "gurus" gain traction selling the inexperienced on the notion that making money in real estate is easy and anyone can do it with little or no money.

The good news is that once you get some traction and deals closing, you can gain leverage like hire a VA to make some calls so you can focus on the most responsive leads.

I have smart roku tvs in some rooms, and just added roku devices in others, and the remotes always end up in the wrong rooms and I spend 20 minutes just figuring out what goes where (I'm going to cure that next time I'm there with my handy-dandy "take the battery cover off and put a sticker in there with the location written on it" filing system that I use for the hard TV remotes).Here's a tip I don't know if anyone else uses: on the TVs that I have Roku devices on, and use that Roku remote to operate the TV, I put a piece of velcro on the back of the TV and a piece on the back of the original TV remote, then I stick the TV remote to the back of the TV (in a spot that's not obvious unless you are looking).

Good advice above- you'll get way more traction and scale with property management companies.

Also assuming the gym doesn't require a 12 month initiation, can always test it out and see the traction it's getting/how many people are checking in with it. 

Sorry this post has not gotten a ton of traction.

The fact that the property doesn't seem to be getting much traction makes me think it's because it's landlocked and maybe I could stand to make a profit by flipping it when I have to build an easement road anyway.
