Generally speaking, I would not recommend STR in West Sacramento, however, we'll see if that changes with the A's coming to town :)

East end,  West Little rock, mid town, eagle mountain, Chanel and Pinnacle mountain area are fine.

These are the areas just northwest of downtown (west town, Logan square, Irving park).

This was my seed money to start my business.Aug 2021 - My first rental property was a side by side town house that required me to put down $55K and generated $950 per month in cashflow. 

People coming into town to visit family, reunions, weddings or professionals on contracts.All that to say, don't count yourself out.

Being a part of the local REIAs in both towns can help you understand more of what is going on.  

Permit eligibility is based on region (usually the west side of town) and density (quantity of surrounding STR's in the area) as well as percentage of landscaping and minimum parking requirements.
