@Helena Goyvaerts it will be tough without 2+ years of USA tax returns showing you are profitable.Higher interest rates have negatively affected most lenders and many of them are getting more aggressive with offering more flexible programs. 

I have not explored 1031 exchange but given current interest rates may be tough to find a cash flowing deal elsewhere.

Other types of insurance required can be “worker’s compensation insurance” and “builder’s risk insurance.

BRRRR is still doable but is very, very tough right now.
