He replied back with sympathy about my situation and wrote: "You may end the tenancy end of this week"Therefore, I rushed to move out and dump all of my furnitures and house hold goods to meet this deadline which was Aug. 1st.

My sincere sympathies, we have almost all been there if that is any consolation.

If I were still a "real estate hobbyist" (as my partner calls it) running small SF portfolio, I might show sympathy for the individual and at least look at their overall application package including income verification (but I would still call the credit reporting agency to verify accuracy).Now that I'm running a multifamily business with a millions of investor dollars at risk (and if you treat your portfolio like a business), I stick to pre-established processes. 

I am also a bit confused as I was agreeing, as a person who has been inside of the MMHA world, I don't see the value what so ever, for anyone, and I feel sympathy with the landlords who don't have the "juice" to call up the governors office or similar and get a call back in 15 minutes, that's what the MMHA and similar are supposed to be but in my experience they don't.

And no I have 0 sympathy because my business's exist because I make them exist, I do things I don't feel like all the time, like when I was going to University and I worked 2 FT jobs at the same time, sleep, work, study, work, repeat, 7 days a week, why, because that's what it took. 

Express sympathy, but communicate clearly what their options are (generally boils down to leave soon and I´ll give you some money to help you along, or dig your heels in and we will have to evict.

Chose the first renter of the property based on "the sympathy factor."

Given the covid situation even if you are not entitled to the earnest money back by the contract, a court may have sympathy and allow you to get it back.I would be interested to hear how this works out.

I know the west has a long history of bank robbery, and I have no sympathy for bankers, but most of the losses were nationalized & added to the tab that your grand kids will be paying off.

Moreover, while I want to be upset at the seller, I actually have sympathy for her.
