@Reagan Clo sounds very suspect, especially as it’s usually very easy to check ownership through online public records, unless you own them in a LLC or trust where your name is not in the title, which you usually do for privacy, not to then hand out copies to strangers.

I believe the OP said earlier in the thread that the neighbor has another STR on his other side too… maybe he’s had trouble with guests and a rotating cast of strangers beside him daily and he wants to ensure the misery is more evenly distributed… I would hate to have a STR on both sides of my house.

I actually had to get enough units where I could offer tenants multiple housing options when I purchased properties rented at way under market rates and then (an embarassing number of times) personally watch tenants that would "suffer" from a rent increase turn down smaller (but nicer places) or nicer places in a less prestigious zip code (sometimes only minutes away) before I realized that I was hampering my ability to earn a living in order to subsidize the lifestyle choices made by a some random stranger that happened to live in a property I bought.

I will accept responsibility for getting overwhelmed and stuck, as well as for believing a total stranger gave a crap about me, my financial situation, or my sucess.... but shame on epic for getting lost in the profit, by promising things that were not true.

I'm not here trying to promote him or say he is the God of real estate investing, but out of fairness for how genuine of a guy he was during our meeting, how impressive his office was and how organized he seems to be, I don't think the slander is fair, especially from complete strangers, some in other markets with an agenda to troll him.
