And I agree with most, better to have that quick conversation with a lender to make sure you are pursuing the right types of deals or price points etc before you get out there and spin your wheels making offers etc.

So, if the first 3 deals were all 70/30, then your partner came up with additional capital for the 4th deal, I could spin up a new Series, and that series could have its shares held in a different split.As for saving all the cash flow, that's one approach.

I started in in 2-4 family back in 2007 before making the shift to self storage in 2011 and while I learned a good deal in the multi-family if I could do it all over again I would definitely skip that phase:)Just something to keep your wheels spinning
