Just about anything is technically doable, however turning 50k into 3k/mo in only 5 years is probably not realistic. 

I think it is doable to self manage from afar but you are correct that you are supposed to have a local representative.

It is overwhelming but doable.

My goal (which is doable) is to buy properties with a DSCR score of 2 or more and go the DSCR route.
