I have my second flip under contract and I decided to give Capital 360 a chance to finance this one. 

Careful going outside state lines -- contract for deed is not allowed in Texas.I didn't think COD is illegal in Texas, just perhaps not recommended anymore, because it is difficult to comply with the rules or regulations. 

This helped ease any uncertainty I had, and then we just both kept our word and honored the contract.

Perhaps we "buy" the house from them for the $328K balance to satisfy the lender and don't need a large down payment and then have a separate contract with them to pay $x per month until we've paid the full $172K amount.

Set up a contracts account at both Lowes and HD. 

Also, added smart-deadbolt locks to each bedroom for extra security in house-hack situation.What was the outcome?
