I have a few dozen rental homes, and I've found that the only master umbrella liability policies my agent can find now require $1 million underlying liability coverage on the landlord policies.

I am planning to cancel this lease due to the late payments etc, my question is since they are on a month-to-month can I just provide the standard 30 day notice or since they have been at the property for many years or is a longer notice period required such as 120 days etc?

The original wood seems to be in decent shape but would require a lot of labor to remove the aluminum & strip/clean up old lead paint.

What is the typical minimum investment requirement?

There are legal requirements for disposing personal property left behind by a tenant.

Typically a BRRRR requires a severely distressed property and a significant rehab to make the numbers work.

I followed the instructions on proper tenant screening and made sure the description and requirements were appropriate.
