You make yourself the manager of that LLC, you move the money from the IRA custodian account into some business checking account, and you, as the manager of the LLC, have a checkbook and debit card etc. for the LLC account.

The statue says it "terminates the lease" and doesn't give back security deposit either. .... my tenants prepaid 6 months of rent which only applies to the last 6 month this of the lease terms.

I generally only see $2500-$3000 in closing costs, and a deal this late in the year will bring your prepaids down.

Just make sure you don't use your business debit card to purchase groceries one day because that's where you create an entry point for a lawyer to pierce the veil.  

Your friend could also get a secured credit card, which is basically a debit/credit card associated with a checking or savings account.
