It is considered "self-employment", so the 2 years is a must;  this will make some lenders uneasy, where as others will be perfectly fine with it-I am assuming you are a physician as such - you should have local banks that have "private banking" - aka dedicated service for folks in certain fields (physicians, dentists, JDs, CPAs, business execs, etc).

Not doing a bad deal is MUCH better than doing any deal just to get your feet wet or meet some arbitrary deadline (which is, at the very least, stupid and likely a prescription for disaster). 

My husband is a physician and he has been listening to Bigger Pockets all along and wanting to get into real estate investing, but he and I both have simply not had the time to dig in until now.

I have some physician friends, for instance, that invest through their LLCs to protect against claims in a malpractice suit.  

I'd say in both cases (unfortunately) the other parties have a pretty strong claim of prescriptive easement. 

That is like printing a prescription for opioids from the internet and expecting a pharmacy to accept it.

Current plan is to save for the next 1-2 years, then utilize a physician's loan (one that accepts PharmDs) to fund the 10% downpayment of a triplex/quadplex in San Diego, CA to owner-occupy.Was hoping to get some perspective on the following questions:Any notable lenders of physician loans (accepting PharmDs) in CA? 

Basically he has access to more cash in the short term and I have access to easier financing (I'm a physician).
