At that time I'll attempt to structure a 10 year term unless I consider a shorter hold period in which I'll negotiate the lowest rate possible to fit a shorter term more closely matching my remaing hold timeline.

While there is no statutory holding period to qualify, it is important that you be able to demonstrate that your intent was to hold. 

Not to mention it will create generational wealth for your family if you keep scaling up with leverage over a 10 year period or so.

I'm <5 years from retiring, so in this time period, I'd like to build a portfolio of turnkey rental properties.
