Imagine what your life would look like if you had held onto all that real estate from 20-30 years ago.

Chicago need another million people in population to force us to push south.   

Here are some of my initial thoughts that has pretty well held solid and possibly even become more solidified. 

Go to local meetups, search these forums for people that have mentioned that they do private lending and attend other RE events.

OTM = General, overhead/widescreen view of nationwide market tends.BPRE = Detailed ways specific people are making money in real estate.

It was tough to find people with the same out-of-state focus.Honestly, your best bet is probably leveraging online resources and connecting with others who invest in the same markets you’re considering.

But the truth is 99% of people aren't willing to do what it takes to get to that point.

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.
