All of these people need moving boxes, trucks, change of address forms, new mailing labels, new printed checks, painters, cleaners, Realtors, title companies, mortgages, investment advice, financial planners, attorneys and tax advice, etc. etc.

OKAY SO THIS IS WHAT WENT WRONG.omg. i had no idea being part of a condo association is so ridiculously annoying. i thought paying assessments would reduce the burdens as a SFH owner since everything is taken care for you. well #1, they refused to let me move in on a weekend but i work 5 days a week and have no place else to go so i crossed my fingers, UHauled my stuff, and hoped i could move in on the day (sat) after i closed. i moved in but the security guard said i should be expecting a fine for an "unauthorized" move.then me, being a complete newbie, tried doing as much rehabbing as fast and as soon as possible. got a guy to tear out all the old fixtures, vanities, flooring, cabinets, etc... got a painter to come in to paint... guess what?

I've spent $28,000 and I haven't paid off the painter nor starting getting the cabinets built.

My goal for 2007 is to brow beat my painter into fixing that awful spray paint job he did yesterday on my new rehabbed kitchen cabinets, finish the bathroom in the same house (at the stud level) and FSBO my 3/2 project by the spring market.

I just closed on my VERY FIRST investment property last week and got painters in there quickly to repaint the walls and trim.

It needs some major rehab, so I'm looking for referrals for every kind of contractor.I need a good roofer, painter, plumber, HVAC, flooring person, electrician and general handyman.

By receiving part of the fees for these services, you become invaluable to someone who needs a trash hauler, gardener, painter, contractor, wholesaler or a professional like an attorney, lender or real estate broker.This will also permit you to both spend more on acquiring clients and maximizing the frequency of contact with the person in charge.

I know I have another post with a similar question but I have 3 painters coming for estimates tomorrow and new posts get more action.I was going to get the walls painted softer tan (Sherwin Williams) - paint the basement floor grey and light grey on basement walls - I WAS going to paint all brown doors and trim white because of what I read on BP.

I just loaded up on oops paint and rollers for next tenant refresh, but saw the electric painters may be quicker.
