Don't quite understand what you mean.Wholesaling has nothing to do with where you grew up.Wholesaling (as well as any other business) is about lead generation.I didn't grow up in NYC, and if I were to wholesale there I would dominate that market with my ability to rank websites #1, dominate online presence, credibility, and competence strategies I can apply to my online image.I think this is why so many people are "afraid" of wholesaling.Break wholesaling down into its most basic elements.

One of the things a competent mortgage broker could do is help potential buyers package their loan request/application in a manner that would have a higher likelihood to being accepted above, and beyond if the buyer tried to do it on their own.

DST are heavy fee laden because of the way the companies have to package and sell them to make money.Some of my clients instead might look at zero cash flow properties with pay down/re-advance features where they put a nominal amount in for equity requirement say 15 to 20%.
