To do that you need to know the basic lending guidelines, most trying to do L/Os don't have a clue as they think all there is to a L/O is getting money in hand and signed docs.

The only one that really threw me for a loop was Lisp, being that you can't write a line of code that is not recursive it tends to be mind bending, for me anyway.Back in the day you had to write your own kernel, VxWorks ( the kernel that put the mars lander on mars) simply wasn't around, so one was forced to understand OS/Kernel concepts (interrupts, timers, interrupt vectors, timing overruns, I/O, drivers, etc).

Helo BP, i have an idea but need some info on putting it together. in my area (Chicagoland) most os the multifamily owners who want to sell are deep under water and rental payments barely make the mortgage. i have an idea of getting authorization to speak with their lender in order to get a loan modification. once the mod is approved wholesale the deal or due a sandwich lease option. the majority of the sellers ive spoke to just want out. my question is at what price point do i set the purchase price to and how to get them under contract once the mod is complete?

Bill, just to clarify, it does not only apply to sandwich L/Os any option, options in RE, commodities or hedging contracts are or can be contingent liabilities and special rules may apply under GAAP.
