Overall, these measures underscore the federal government’s effort to alleviate the financial strain on those affected by natural disasters.

If you find an actual property that looks like a homerun and would warrant a HELOC, then you can go for it without reservation.

Reason is a Heloc generally carries a higher rate on a shorter term and "Can Never" be used as an "Asset, or for PITI reserves" which are both required when you buy an investment property. 

What this stems from is that the IRS requires that a taxpayer trace interest expense to the nature of how the proceeds are used. 

This is a natural part of the boom/bust cycle of vacation rentals.

I have done over 30k reservations and only had 1 instance of a guest causing above $10k in damage, so not sure how worth it is to pay for additional coverages. 

The key is if someone is lending from a SDIRA to leave reserves in case the borrower defaults.  

Hopefully you have at least 6 months reserves saved up to start.
