Montgomery Metropolitan Housing has a reputation of being difficult to work with and are slow to pay at times r so I have heard.One thing to keep in mind is that even with section 8, you still get to set your criteria that tenants need to qualify for your unit. 

I'll let others chime in on their experiences, but from a motivational perspective, I think attending live events and getting the "conference high" is something that only happens through in-person connections and being in the same room with investors who are eagerly pursuing their real estate/financial goals. 

Whether it’s finding deals, running numbers, or just exchanging ideas, I’m always down to talk shop with like-minded investors.

There's nothing wrong with paying for someone to do their job but take the opportunity to learn from them. 9/10 times they don't mind teaching you.  

Would love to get that reference if you don't mind sharing it.

Mind you, I'm just looking to see what is possible as if there is someone living in the home, that would be a slimy move to take the property without communication.

I have one in mind at Rent to Retirement. 

They can include foreclosures, short sales, or properties owned by motivated sellers.

Selling now could simplify estate planning and lock in gains, especially with capital gains taxes in mind.

Just keep in mind again these people are working and trying to make money so try not to be a time-suck for anyone.
