Ask to speak with some of their current owners and current/former tenants.

Valdosta, like most markets, has seen an uptick in inventory since the beginning of the rate hiking cycle from the FED.

Most of the townhomes are in C/C- areas.

From there, I would like to consider a 1031 exchange in the future to acquire more units.My current property management company suggested that they could handle a mid sized apartment building but I would absolutely not consider them for it as I believe they have overextended themselves and communication is lacking.

I haven't kept up on the most recent happenings.

Most lenders will let you use up to 70% or sometimes even less.

Florida should be busy currently with people staying in the Winter to get away from the cold & snow. 

This seemed to be the most reliable way to find someone that I feel confident is good and knows real estate.
