Another thought/ long term plan I had was to make it a mini unique airbnb multifamily as in, have a silo home, then maybe put an airstream on it and lastly maybe an A-frame cabin.  

It's been difficult to get an HVAC technician to install the mini splits for me.

only way to live off of D class rentals is have no senior debt.. you need those babys paid for.

If my site falls off the map like someone claims it will, I will lather up in baby oil and force Keith and Andy to wrastle.

Got a 2 bed 1 bath property in California that has a AC unit in the living room and a wall heater (older home). Is it worth it to put an a minisplit (2 bedroom so 2 or 3 heads?) Or a full on hvac system with ducts. 

Bathroom will have corner entry shower insert, and a sizeable single sink vanity.2 zone mini splits will handle HVACElectrical will need to be redone 100amp wont cover both and due to the EV charger in garage, electrician says it will be pushing it with split 200 amp panels, possibly necessitating a split 400 amp service.

Think mini pensions or rental properties that provide steady cash flow.However, if your net worth is under $4 to $5 million, you’re still in growth mode and should keep your day job.

I also get baby bonding through CA, which is paid family leave, and I plan to use this strategically to spend more time at home.When I buy the starter home, based on my calculations, I'd be saving around $6-7k per month.
