@Rafal Soltysek I love that TX an TN are in the path of massive population growth and migration.

Some of those reasons are: Continued consistent population growth, which translates into a large amount of wealth moving in, the still relatively affordable median home price, high job migration, no state income tax, relatively reasonable property taxes, business friendly.There are also some reasons to be cautious, like increasing insurance costs, threat of weather incidences, the cash flow returns have decreased due to the significant increase in prices over the past few years. 

Most borrowers typically migrate from traditional to DSCR financing once encountering roadblocks with DTI and concentration limits with conventional financing.

Georgia is benefiting from consistent net migration increases into the state from pro-business incentives, favorable taxes, and a lower cost of living compared to other major MSA's.

The acceptable vintage of a home constantly migrated to newer: for some aggregators starting at post 1950/1960 moving post 1980 to post 2000.

I'd be interested in talking. we want to expand to florida and Texas due to net migrations like Columbus Ohio. major metros is our focus though.

The price per door, net migrations, rents, etc are all better in sunbelt but columbus is still a great market. florida still has a few small downsides.
