Kind of similar to other situations, like microwave ovens.

Also, here is some wording I use in my lease to address this in case it comes up:1.Appliances in Unit: Washer, dryer, stove, dishwasher, microwave oven, refrigerator.

Things like, "I was using the microwave and the toaster at the same time and now the outlets in my kitchen don't work.

There's an electric stove and microwave.

, 8 sewer lines, 8 toilets, 8 kitchens (8 fridges, 8 stoves, 8 dishwashers, 8 microwaves etc), 16 bedrooms, 24+ doors, 16+ front door locks/deadbolts etc.  

It's 500sqft larger, had 4bedrooms, has higher ceilings, had all matching appliances (included the fridge and microwave), and a MUCH more updated kitchen for 180k.

Couldn't put microwave over the stove so would have to find a spot for it.   

What was the condition of the dishwasher and microwave when you lived there?

I'm working to close my first resell..Your numbers better, but I'm starting in the 70K range ...I'm focusing more attention in kitchen/bath..I'm also including stainless package(stove, microwave, dishwasher)...
