Appreciation is likely on the low side for the coming years (with a massive inventory shortage across the nation). 

This will allow you to acquire another investment property with favorable terms (better interest rates, WAY less money down). 5% vs 20% down is massive and will help you acquire more real estate faster in the long run.

Don't expect massive appreciation, but the area isn't going anywhere.

I recently called their insurance and within 30 minutes later we got a response from him :')  "We are swamped with this new massive storm.

I worked with my District on a massive conservation easement about 20 years ago.

Perfect example Oregon ( Hillsboro tech Hud) got a massive amount of Chips Federal Grants as Chips are seen as a National need ( dont want to rely on Taiwan)  Intel is largest employer in state . the city of Hillsboro identified 1700 acres to bring in to ensure future high Tech growth ( got to have the land)  the no growthers and farmers and newspapers scream we cant have sprawl U cant do this.. we have plenty of land already in the Urban Growth areas.. while thats true very few parcels are over 40 acres in size.

A buddy of mine invested early in that area, and let's just say he's not regretting it.From what I've heard, these massive projects tend to create ripple effects in the surrounding neighborhoods.

@Russ Olivier,You are asking the right question, and like any real estate deal, due diligence is massively important.

The massive influx of full-time residents to our market in the last 5 years has led to a shortage of affordable housing for renters. 

We served the tenant 90 day notice as she was throwing massive parties in the home with complaints from neighbors, etc.
