Here's my take on the scenarios you laid out:Scenario 1:  Since Partner 1 is bringing the deal, the experience, and the high-level leadership of the deal, Partner 2 is the Money and the day-to-day oversight.

Leadership, communication, and organization are all useful skills to build on.

In my opinion, the best thing you can do is start a thought leadership platform where you can document your real estate journey.

Take a leadership class, do power poses, shout affirmations at yourself inside your car on the drive over if you have to.

Hi @Alex Stimac,  The best thing you can do is to learn all you can about business and leadership. 

I've seen many HOAs fall apart when they get a rule-Nazi in charge or when the HOA leadership gets tired and lets things go.

I also know that we have some incredible advantages with the VA loan as well as our leadership backgrounds! 

It’s a creative process that requires vision, leadership skills, serious expertise and capital as you mentioned.
