You think it sucks to be a landlord in CA?

@Micah Huffman unless you are going to commit to learning some basics about being a landlord AND are willing to commit at least 2-4 hours each month managing a Property Management Company - it's probably best you sell.Otherwise, it's highly likely you could lose more due to bad tenants and management.

I know this is above and beyond what most municipalities require, but being fair will make the whole process easier.Additionally, a new landlord can reduce the 60-90-day notice by offering more moving assistance (cash and/or labor) if they move sooner rather than later.

Always start the eviction process as soon as you're able to by law (not sure what Landlord Tenant code is in your state)  You can always cancel if they catch up if you want to keep them. 

Have you ever heard of a Landlord being sued by a Tenant and losing property?

The Democratic bill proposed seems to offer funding to landlords while the Republican bills offers landlords nothing. 

@Rene Hosman As a property manager with 20 years experience and a portfolio of 1,000+ single family homes, I can say concessions like reduced rent rarely work well for smaller landlords.

@Earl White rent control and relocation costs equals NOT landlord friendly in my opinion.

@Adriana Medina, a typical landlord is not a skilled detective/investigator.
