I don't mean to rain on your parade but I just want to paint a realistic picture - you can make money and lose money in RE.

Much easier for a plaintiff’s attorney to get a judgement when his client is considered a consumer rather than his client being another investor or commercial buyer.  

Long story short, I ended up buying that condo, only to find out, after one month, that my living room windows were leaking big time during the stronger rains.

Admire your old school judgement but it’s something to laugh at not something you should do anything about, or something you could even be sure of.If it’s true before long she will OD or some dude will fly off the handle.

Had court date 8/1, they no showed, so we have default judgement.

Do you mind my asking what an attorney would charge to handle a non-contested eviction (ie. 3-day notice through the default judgement)?

My question is does this wooden retention wall constructed for the city catch basin rain drainage water not to enter into the property or does the retention wall support the foundation of a building which is around 20 feet away.

I'm going to rain on your parade.Mortgage and HOA fees will be around $31,000 but you haven't accounted for furnishings, utilities, WiFi, maintenance, taxes, and other expenses.
