I’ve considered multifamily or duplexes, but from what I’ve heard, they’re unideal right now, so I’m leaning towards STRs.I’ve put together a list of areas that seem STR-friendly with good tourism appeal, and I’d love to get feedback from people who know the San Antonio market well.

Typically people only get insurance on things that they own, or liability insurance for their own protection. 

Also looking for feedback from people that don't work for BiggerPockets or are biased :)

The challenge with unsafe areas is (1) potentially higher cost of maintenance such as broken windows, etc. and (2) this is by no means meant to be discriminatory but anecdotally from people I've spoken to the challenging tenants tend to be at the lower price points.

This comes from several data points, the first being the average age at which people are choosing to stop renting and buy their first home.

People have to remember that the seller finance space fills the gaps that the banks leave behind.

Hi I'm gege new to the site starting the Wholesale investment and need help finding seller, where should I brand myself is there an email pitch or a call pitch I can send to seller, like people in foreclosure, or bankruptcy, or late payment and where will I get the ARV, Repair Value, Offer The price that you need to get it under contract for and  where do I get the contract form and if I get a seller and a buyer how do I get a legal person to handle all the paper work for closing.

I'm doing this exact thing right now- I've been pleasantly surprised by how many people in my network have resources, cash and interest in something like this.
