It's much safer to invest in areas outside Interstate 465, minus areas such as Lawrence which is a beast different from any other.If you want to attract good renters buy in good school districts too.

We are in a desirable area with great schools, close to the interstate and the turnpike, and are less than 2 miles to the beach. 

Close to schools, shopping, and the interstate.

Don't live too far up the interstate near Bush Gardens/Williamsburg.

I like the crypto angle and if you really know it then could be intersting concept on its own.
