To me all of those programs seem way overpriced for what you actually get out of them. 

If you own 25%+ of the business paying your w2, youre still self-employed.There are bank statement/1099 loan program as well, which is what you have been offered.

Also, you can possibly take equity out of your current properties instead of taking out a construction/hard money loans.Purchase and Rehab Financing:If you are doing simple purchase and rehab (not ground up), then it's not that hard to qualify and you just need to right broker/program.

If you are worried about transition from Canada to US you can use a DSCR loan program. 

Also who ever is representing you can just go direct to the title company and request they send out mutual release instructions ( which they do all the time) your not being represented very well by your agent. 

There are programs to find solds so that would be a good idea but an agent can pull directly from the MLS.

I tried FB ads, and got some inquiries but no bookings.It would be nice to have an AI program that would respond to people looking for a certain sized property in your location for certain dates.
