You dont' have to foreclose, to start a foreclosure but, it marks a line in the sand and gives you the option, while instilling into the investor a sense of urgency.

Are some types better than others or is it all just about analzying deal or no deal for any listing (ie mls, hud, reo, short sale, fsbos, etc)Thank you fellow real estate knowledge instillers :-D

Right now Im about 80-20, 30 year loans vs. 15 year loans because in still in the accumulation mode and the increased cash goes towards the next down payment.The fact that banks are willing to lend money fixed at 3.5% for 30 years might be one of the dumbest moves by any financial institution ever.
