I do not think they regulate this strictly on other industries like food service, or even medical.Sounds like the mayor or city planner or someone "important" had a bad stay at a STR somewhere.

A young population plus a growing industry makes for good long term investments, but unless you are really scaling the cashflow can be hit or miss. 

Where these numbers are found, there is a very high rate of rent actually being paid.We have over a dozen Fortune 500 companies just in Metro Detroit with huge Healthcare, Auto, and mortgage industry National footprints.

@Kyle Cross you claim to know a lot about the industry, but your questions are vague and so is the info you've provided.Not sure how managing 8 units doesn't, "require much management"?

Oregon coast crashed hard in the GFC   the Covid has it coming back FINALLY  but bottom line is very little industry and jobs.. since logging and fishing has curtailed .. so its retirement and tourism. 

I'm starting to realize that investing is something I want to consider learning for long term as I spend more time in this industry.

Many 506b deals are pitched to new students including ones that are failing and the students have no knowledge in this industry to understand what is being presented.

I will move forward with my journey and just follow the positive people in this group that is amazing.I get the Ra RA Ra stuff.. just sometimes reality comes into play.. and its sad to see people run down these rabbit holes.. when those with decades of experience in the industry know better.. just trying to give both sides..   

If your 5th deal is good, you should be able to find funding outside the banking industry.
