There are kinds of guru's who will help you buy section 8 properties in a turnkey package including the rehab the property will need to get it rented.

If the land is included with the mobile home, there are DSCR lenders that will be willing to lend up to 70% LTV as long as it is not a rural area.

Continue renovating my current house--big projects would include finishing the basement (adding a bedroom/bathroom/living rm space) and putting new siding on (the current siding is probably the original).

But even then, seller financing is rarely substantially better than another investment they could make (including trust deed lending, which will often be at a higher rate than seller financing)In my experience, the owners who find owner financing advantageous are at the ends of their careers and are not interested in looking for another investment (other than the usual retirement funding sorts.)

And when it comes unraveled, implications CAN BE extreme, INCLUDING jail/prison time for it.
