I am located in the NY Metro area and interested in buy and hold strategies but would love to partner with someone for a fix and flip or buy and hold to see the start to finish timeline in action. 

I am a OR broker but inactive this year.. my wife made me.. since I have not really sold anything in 5 years or so.but I keep my CA brokers license active so I can legally take referral fee's if those come about..

Yes, thanks Lance, already done that as I have to pay more tax on reporting all future interests and wonder what happens if buyer backs out.Buyer bought under LLC, which I searched may be inactive. 

You can pass the exam go inactive until you feel ready and sign with a broker.

There's nothing like real-world experience and seeing others in action.

My LLC was recently revoked and put into inactive status because TN Dept of Revenue says I need to file a County and Business Tax Return. 

People learn enough to know that there are dangers in investing and overinflate those dangers to the point of inaction.

As a newbie, I'd be very interested in paying a nominal fee to watch an experienced investor in action on a non-interference basis.

What does that look like in action?
