@Chris Clothier I think you may have misjudged my intent and may have gotten the wrong idea from my post.You and I have been in real estate for a long time.

I am grateful for their intentions but I knew that I wanted something different when I grew up.

Gotta respect the wise as long as they aren't cheating, lying, stealing or have malice intention.

They have the best intentions in the world, but they are seduced by the cult of these mentorship programs. 

I have referred a loan out of state based on NOI, cap rate at purchase, room for increase income and purchase price vs market value.Maybe I didn’t articulate the intent of the post as clearly as I hopedFor anyone who has bought multi family out of state, “what are gives you the warm and fuzzies about a deal”:Obviously not cap rate, but maybe vacancy rate,  Cash on Cash ,GRM, IRR, Unlevered free cash flow, Cities over 250k?

Of course the tenant eviction process took awhile and out of spite the tenant intentionally left the lights on.

Then you hire a coach to accelerate your learning and take you to the next level.Using a sports analogy, it would be foolish to hire a basketball coach if your intent is to play pickup games every Saturday for fun.

If you're intentional with it, you may be able to include some travel deductions as well.
