Related to the prop 13 savings which is huge, due to prop 9 (?)

I'm a huge fan of San Antonio as an STR market, but it is, like most "mature" markets, very sensitive about WHAT performs well. 

Here’s a scenario where it might be beneficial to both parties.  

Not a huge increase in cash flow, but you're picking up another appreciating asset. 

And or cannot get horizontal financing like I can which is a huge advantage value of your lots go up at each milestone..

The fines are huge. 

That’s a huge advantage.Totally agree on property management being a make-or-break factor.

We don't have kids (might in the future), my husband and I are young and healthy, have stable high-income full-time jobs, and just put in a lot of work to both properties so don't expect huge expenses in the near future.

We found an opportunity to purchase a huge SFR with two kitchens located next to a commercial zone which was previously used as a sober living facility.

Here are just some of my notes: 1) Using RentRedi to post my properties did not give me an option to save the lead photo, and this is HUGE because it is the first photo/thumbnail that shows on the listings in Zillow, Realtor.com, etc.
