None have qualified for our direct HUD programs and we haven't seen much new construction in general, but we have seen some individuals buy distressed assets around the $5M-$10M range, stabilize, and make a handsome return throughout Texas. 

If I understand it correctly, you raise all the money needed to acquire the property in terms of the down payment, due diligence costs and closing fees, as well as (at least a portion) of the rehab budget, from limited partners and then make sure the numbers work to pay them back a handsome return over 3-5 years or so.

On the other hand, some investors may be looking for some appreciation.

If you can generate the energy, though, it is a technique that can pay off handsomely.

There is plenty of money to be made by investors, but the great divide will widen and it is those at the top of the pyramid who will be taxed handsomely to pay for the bankrupt actions of the self-appointed "gods" of distribution.
