I guess no one strategy fits all so will be very nice to hear everyone's story and learn from each other.

My guess is it wouldn't be as critical in an A- or B-class property as it would be in a C-class property. 

My guess solely looking at your numbers is that it's an older/distressed property which means you have to account for more costs in capex. 2nd thought being it's not in the best of neighborhood then you'd have to take into consideration lower quality tenants/ neighbors and maybe increase expected vacancy and late payments.

I guess easier said than done haha.

I guess Im not really understanding what youre looking for.

With labor and material, and not counting the identification and obtaining the addresses of owners and matched to properties, I guess about $2.00 per letter. 

My guess is ZERO, because that area was fully built out.
