If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.

How much money per unit to refit for a new tenant? 

(It was Hollywood and everybody has dogs)2) Somebody tried selling the appliances that came with the unit which included the fridge, dishwasher, stove & microwave.3) We were recently affected by the fires and had to evacuate, some tenants refused to evacuate even after police forced them to because they were "tougher than the fire".Have you heard of those horror stories about tenants completely trashing apartments and feces all over the apartment?

Right now they have some cute but a little wild boho looking curtains with orange, teal, gold, black.  

Even if it's a new build, with 4 units, you're going to have lots of repairs.

Looking for building from 1950-2010 anywhere from 10-100 units.

Applying that to RE investing, most would agree your first FHA loan should be a multi-unit house hack.

I have a complex next to mine that has over a hundred units, some do very well some dont and you can point to their decor right away as a differentiator.

However what happens when the tenant vacates and now the unit has to be turned over/takes a few months to find a new tenant and during that same period of time the sewer line goes and you get hit with that $15,000 cap ex expense in addition to the vacancy and turn over costs.

Currently have a great job but want to start acquiring  2-4 unit complexes.
