Gifted down payment funds are generally allowed. 

My mother is being gifted a parcel of her family land near Charlotte, in Union county.  

You can "gift" funds to her.  

Now the gift is an expectation of additional compensation.

Lori will bonus her  send her a very NICE X mas gift etc etc..

i really think it's that simple.and, for me personally, if i have long term tenants that have consistently paid on time and had no issues for several years, i will usually get them a gift card or something at year 3 or 5.there is no consensus on BP on this. 

Hi- recently was gifted a property in Florida (Lehigh Acres) that my in-laws owned for many years but did nothing with it.

Sell for $400k, he'll carry $100k of that interest only, and gift 10k/year for 10 years.I really don't want to pass this up, but putting in the amount of money needed for a tiny bit of cash flow, or losing money each month for a couple years would risk running out of money and pushing me back to a regular job.Would you pass on it?
