A lot of family businesses cannot stay in business upon parent death due to no longer getting the prop 13 property tax discount.  

I am here to create a business strategy that protects personal and business investments and mitigates risk,  procure a coach or mentor, and set up tax strategies to create long-term wealth for myself and my family. 

What a great find, though - a single family turned into basically three streams of income, assuming you get an ADU permitted!

I live in Phoenix, AZ, but much of my family and many of my friends live in OH and the purchase pricing is much better out there.

Investment Info:Small multi-family (2-4 units) buy & hold investment in Bronx.

We have invested in mobile home and multi-family syndications, and we want to diversify into a different segment with good cash flow and some growth opportunities.

My first choice would be a duplex but I'm also looking into single family.

Very hard to find multi-family properties that cash flow in this A market.
