I have a few over 100 years old.they come with their own unique problems, but to be honest I think they have some advantages too. 

I use it for my rental property extremely easy to use.

So I would suggest keeping your STR property geographically close and doing as much as possible to keep your profit% high as possible.As far as the actual house you use, I would just say - be honest, be fair and strive for the best area, most amenities, cleanest house, best communication, and any other extras you can get.

Another example of this is Newark, extremely strict laws making land lording a second job.When finding the right area to invest, towns with more lenient land lording laws and proximity to public transportation tend to be a receipt for success.  

We've been extremely lucky with our first tenant- she is wonderful.

It really comes down to your goals and time commitments.Airbnb margins have been getting tighter and it is extremely time consuming.

Honestly, I don't pander for biz, I don't have to, I and RW are sought after for a reason. 

And honestly, even a DSCR loan by itself, under an LLC, also doesn't provide much shielding.
