Agree with @Thomas S. and @Joe Villeneuve :  Extracting the equity to redeploy into either a new asset class or a diversifying RE income stream would mitigate the risk of that equity evaporating due to market conditions.

Ideally you can extract your initial purchase costs and the cost of the rehab but in full disclosure I have never been able to get all of my investment money out via this process (but I have gotten out almost all of my investment money).I am a big proponent of the steps I outlined.

It would take a long post to break down in detail but basically I used none of my own money on my first deal and it had enough equity that I have been able to finance everything else since without adding any funds other than extracting equity from my properties.
