The good thing is there are so many lenders available, you just have to vet and research what will be the best fit for you. 

That could totally be based on execution failure, but for us, it just wasn't a good fit. 

If you're planning to rehab properties for rental or flipping, a hard money lender might be the right fit.

I've heard all the talk about hundreds of units and beat up properties and that just doesn't sound like the right fit for me.

My family actually have some properties in FL, and I have also researched this area quite a bit and I saw it might fit my strategies. 

You can find something in Durham and parts of Raleigh, specifically zips 27610, 27603, and parts of 27604 that would meet your criteria, however generally speaking most of the inventory that would fit what you are looking for in Raleigh or Durham would likely be in neighborhoods that I personally wouldn't want to invest in, C- to D type neighborhoods.

If you're thinking input into Excel or Sheets, then yes...I would expect everyone does this today.If you're thinking you type in "Riverside  Apartments" value on ChatGPT, I don't know that that ever works. 

I'm planning on buying a small multifamily first and foremost so I have a place to live and then will either buy a single family or another multi family depending on what I can find/fits my criteria at the time.

As far as benefit to the seller goes, @Matthew Paul I think you are probably right on the money and regardless of whether they would have preferred to stay in this house rather than move, it is likely providing them some excellent cash flow; and I'd be hard-pressed to come up with a deal that serves both parties better than the current situation.
